Ship Lofts – 1st post
Ship Lofts has come a long way since its design inception was started in March of 2019. It all started with the Revit design of the bow point above. I’m very proud to see my vision become a reality.
This site design will server as the site moving forward.

Funding for your project? Here’s the basic idea. An experienced real estate developer identifies an investment opportunity. Typically, these involve one commercial real estate asset and a value-adding modification. property’s debt or as complex as a complete renovation. There’s usually a target end date when the developer plans to sell or refinance the property. Instead of funding the entire project with their own money and bank financing, the developer raises some of the necessary capital from investors like you in exchange for an equity interest in the project.
You can find crowdfunded real estate investment opportunities on Crowd Street, Realty Mogul, and other platforms. These platforms act as intermediaries between investors and real estate developers (known as the deal “sponsors”). The platform makes sure the investments it lists are legitimate and meet a quality standard. They also collect money from investors on behalf of the sponsors.
There are some major advantages to crowdfunded real estate investing. First and foremost, the return potential can be huge. It’s not uncommon for a crowdfunded real estate project to target an internal rate of return (IRR) of 15% or more — and early results indicate that these results are achievable. These projects often produce income as well as a lump-sum return when the property is sold. They can also diversify your investment strategy and let you piggyback on the experience of the developer (as opposed to attempting such a project on your own).

Wow, very cool project and great goals to combat those bloated condos that are becoming a global social and design issue! Love the sleek design, but recently I’m on a bit of a crusade to use less glass after struggling with a recent zero-energy house in MA. Besides the energy savings, it’s a great design exercise to make glazed openings more meaningful (the teacher in me talking ;-}

I enjoy the design ideas I see on your site. I’m a big fan of designing environments whether for building or parks to inspire joy and creativity in people.
So to see your vision for the converting this odd shaped parcel into something that complements an area’s history and function while given the lucky inhabits a sense of living on a large yacht combing the coastline is refreshing. I know I for one would enjoy seeing it everyday as a neighbor or cruising past on my boat.

I love what you are putting together here, what a great utilization of space & upcycling of materials! The ship design is awesome, I love how it pays homage to our rich shipping history and gritty, industrial past…great work. From a real estate perspective, I cannot urge you to move quickly enough to get this project up and running. As you mentioned, we currently have an extreme housing shortage and a surge in work-from-home lifestyles that will not be changing any time in the immediate future. It is fantastic how your plans will promote the use of a challenging parcel and beautify the area for residents and neighbors alike. Get these plans into motion so that I can find you residents right away 🙂

Really love the use of steel, and the generous quantity of glazing which will bring in amazing light. Also, the location and the use of, what I presume is a ‘brown site’.
Watch out for STC (sound transmission) through the concrete floors, and the need to fireproof any structural steel that is supporting gravity loads-I imagine you want to keep the steel and concrete exposed.
Great direction; I hope you can make it a reality!

Your Ship Lofts design solution for this parcel is extremely creative and is exactly what is required to address the area housing shortage (and rows of bland brutish housing popping up). Ship Lofts would serve as a real beacon for the area and a great addition to Tacoma’s skyline.
